High-quality open spaces and a diverse range of paths, squares, and communal areas characterize the multi-generational residential complex Werft Zirkuswiese in Korneuburg. In the middle of the complex, a green courtyard with seating invites residents to linger, while the stepped, ring-shaped roof terraces feature urban gardening and a spacious sun terrace with a view of the Danube. Inside the building, communal areas, studios, and multi-story corridors create space for socializing and informal exchanges.

Internal organization

The apartments are accessed via four stairwells in the inner corners of the perimeter block development. Alternating light openings in the interior corridors of the northwestern and southeastern wings of the main building divide the corridors spatially, bring daylight into the lower floors, and create visual connections across floors.

Apartment types

While the main building consists exclusively of single-story apartments, the freestanding building to the southwest features duplex apartments to avoid having apartments that face only northeast. Skylights in the roof provide these duplexes with natural light down to the entrance floor. The use of maisonettes also makes it possible to reduce the access areas in the detached building to a minimum: while the apartments on the ground floor are accessed directly from the outside, the apartments above are accessed via a single corridor on the first floor.

Communal open spaces in the courtyard and on the roof

External appearance

The external appearance is defined by warm-toned façades and a relaxed façade structure with a lively arrangement of loggias and adjoining balconies. Private loggias and balconies are accessible from the living room and up to two large rooms, allowing a maximum number of rooms to benefit from private outdoor space. The balconies are enclosed by solid frames (“viewing windows”), giving the entire complex a distinctive appearance. In ground-floor apartments, the balcony is equipped with a staircase leading down to the courtyard. Due to the abundance of natural spaces in the immediately adjacent Danube floodplains, the focus of the green and open spaces near the buildings is on park-like and paved open spaces that are used communally and semi-publicly. Public open spaces towards the promenade will be paved, while in the remaining outdoor areas and in the inner courtyard, green spaces will alternate with dust-free, permeable surfaces.

A green inner courtyard forms the heart of the complex. The solid frames surrounding the balconies can be customised.
